Being a full time agent and showing and selling properties all over the metro area gives me great exposure to a multitude of neighborhoods and subdivisions. I study overall market trends and have a good working knowledge of how various homes stack up against the competition. In this market you must have the most up to date listing information to be certain you don't miss out on new listings that sell fast. I set my clients up with a direct portal to the Kansas City MLS database for immediate notifications on all new listings and changes to homes in their search. Today, a 24 hour delay or even sometimes just a few hour delay can lead to you missing out on the home you wanted to find.
For those using the public portals, I recommend Realtor.com as they are owned by the National Association of Realtors and have direct feeds from the MLS, whereas Zillow and Trulia and others do not get direct feeds on all listings and will be missing some homes and updates on the change of status of others.
Once we identify a prospective home that you like, we will do a thorough evaluation and valuation of the home. We will evaluate the property condition by reviewing the disclosures and the property itself for an initial analysis of general condition and identifying any concern items we may have. I will also do a market analysis valuation of the property to deternine what we feel the home is worth, which often times may be different than the seller's asking price for the home.
Once you have decided upon a house that you wish to purchase, we will use the market valuation and current market knowledge to develop an offer amount and negotiating strategy to help position you to not only get the home but at the best price and terms to your liking.

Helping you through the inspection process is a major part of the home buying process. Being sure you have good advisors to give you an assessment of the property's current condition and alerting you to areas of concern. Then helping you taking that information and renegotiaing with the Seller to get priority items addressed to your satisfaction.
One of the biggest complaints against realtors in general is the lack of communication on what is going on. I make it a priority to keep you informed through the entire process as to what to expect and what is currenlty going on with the transaction, so there are no surprises and it is as stress free as posssible.
After the sale I keep you updated on market conditions and home values so you always are knowledgable about the value of one of your most important assets.
